As Canada adjusts its immigration targets, homebuyers and investors in Eastern Ontario may be in for some much-needed breathing room 📉.
The federal government has announced significant changes to its immigration policy — including capping the number of temporary workers and international students to under 5% of the population by 2027. That’s a steep drop from the recent high of 7.3%. The move is part of a broader effort to ease pressure on housing, infrastructure, and social services across the country.
Eastern Ontario communities like Cornwall, Brockville, and the surrounding regions have experienced increased demand for housing in recent years. With tighter immigration controls, we could see reduced short-term pressure on both the rental and resale markets.
Economists predict that slower population growth — now dipping below 1% annually — may result in less competition among buyers and renters, helping stabilize prices and improve affordability 💰.
💬 “Lower immigration will temporarily cool demand in the housing market, particularly in smaller regions where inventory has been tight,” said BMO economist Sal Guatieri.
While reduced immigration may dampen market activity in the short term, it’s expected to return to more typical levels (around 1.5% growth annually) within a couple of years. This aligns with projections for interest rate cuts by the Bank of Canada, which could further support affordability and homeownership goals in our region 📉🏡.
In other words: less demand now = more opportunity for buyers in Eastern Ontario 👏
