If you’re serious about real estate investing in Cornwall or anywhere across Eastern Ontario, understanding Internal Rate of Return (IRR) is a game-changer. 🔑 Whether you’re buying your first rental or expanding your portfolio, IRR helps measure the true profitability of your investment—accounting for cash flow, timing, and the final sale.
As a local landlord and investor for nearly 25 years, I’ve used this tool time and time again to help clients and my own portfolio perform smarter. 💼
IRR represents the annualized rate of return that makes the present value of all future cash flows (rents, expenses, resale, etc.) equal to your initial investment.
Unlike simpler metrics like Cap Rate or Cash-on-Cash Return, IRR factors in when money comes in and goes out—providing a deeper insight into the property’s long-term performance.
IRR measures several key pieces of a real estate investment puzzle:
💰 Initial purchase price (capital outlay)
📆 Rental income over time
🧾 Operating expenses & maintenance
📈 Appreciation
🏁 Final sale proceeds
⏳ Most importantly, it considers the timing of each cash flow and discounts it back to today's dollars.

👉 IRR digs deeper by factoring in mortgage payments, appreciation, and resale, whereas Cap Rate and Cash-on-Cash are more snapshot-style tools.
While powerful, IRR isn’t perfect. Keep these points in mind:
📉 Assumes all income is reinvested at the same rate (not always realistic)
🔁 Can produce multiple IRRs when cash flows are irregular (renovations, large repairs)
🧮 Accuracy depends on realistic assumptions and correct data entry
Use IRR when:

🔨 Analyzing fix & flip or BRRRR projects
🧱 Evaluating new builds or pre-construction
🔁 Forecasting returns on long-term rentals with refinancing
