Cornwall and District Real Estate Board MLS® home sales continue upward momentum in June

The number of homes sold through the MLS® System of the Cornwall and District Real Estate Board totaled 321 units in June 2025. This was up modestly by 3.2% (10 sales) from June 2024.

Home sales were 1.5% above the five-year average and 0.3% below the 10-year average for the month of June.

On a year-to-date basis, home sales totaled 1,594 units over the first six months of the year. This was an increase of 4% from the same period in 2024.

“Sales activity continued its slow and steady upward trend in June, coming in right at average levels for this time of year,” said Derek McEwen, President of the Cornwall and District Real Estate Board. “New listings also continued to post very strong levels, rising to their second highest June on record. Equivalent strength in demand and supply has kept inventory levels steady since the beginning of 2024, although the market balance is creeping towards the higher end of balanced towards seller’s territory. Meanwhile, a string of almost a year’s worth of year-over-year gains has average prices up to near-record levels.”

The average price of homes sold in June 2025 was $544,840, a moderate gain of 4.1% from June 2024.

The more comprehensive year-to-date average price was $527,468, increasing by 6.2% from the first six months of 2024.

The dollar value of all home sales in June 2025 was $174.9 million, a gain of 7.4% from the same month in 2024. This was also a new record for the month of June.

The number of new listings was up modestly by 3.4% from June 2024. There were 575 new residential listings in June 2025. This was the largest number of new listings added in the month of June in more than five years.

New listings were 5.5% above the five-year average and 13% above the 10-year average for the month of June.

Active residential listings numbered 1,037 units on the market at the end of June, a minor decrease of 3.6% from the end of June 2024.

Active listings were 32.5% above the five-year average and 1.1% below the 10-year average for the month of June.

Months of inventory numbered 3.2 at the end of June 2025, down from the 3.5 months recorded at the end of June 2024 and below the long-run average of 3.3 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
