🏘️ The BRRR Method: Build Wealth Through Smart Rental Property InvestingIf you’re serious about growing long-term wealth through real estate in Cornwall & Eastern Ontario, one of the most effective strategies out there is the BRRR Method:
👉 Buy – Renovate – Rent – Refinance
When done right, this method allows investors to create cash-flowing rental properties while recycling their initial investment — sometimes even walking away with no money left in the deal!
Let’s break it down with an example.
The BRRR strategy works best when you purchase a property that needs major improvements. Think of a triplex that requires a full gut renovation. Because of its condition, you can negotiate a lower purchase price — let’s say $225,000.
Next comes the value-add step. You invest in a full renovation — new kitchens, bathrooms, electrical, plumbing, flooring, and exterior improvements. A complete overhaul might cost $160,000.
While you’re renovating, you’ll also have holding costs (legal fees, utilities, taxes, mortgage interest, insurance, etc.), which could be around $35,000.
➡️ Total investment so far: $420,000.
After renovations, your triplex is now modern, attractive, and fully up to code. With three updated rental units, you can command premium rents.
Monthly rent: $5,000
Annual rent: $60,000
This creates a solid income stream — and with today’s demand for rentals in Cornwall & Eastern Ontario, vacancies are minimal.
Here’s where the magic happens. Now that your property has been transformed, it’s reappraised at a much higher value — let’s say $540,000.
With a standard refinance at 80% loan-to-value (LTV), the lender will provide:
80% of $540,000 = $432,000 financing
Since your total investment was $425,000, refinancing actually gives you a $12,000 equity takeout.
✅ Your net investment = $0
✅ You own a cash-flowing triplex
✅ You’re collecting $60,000 in annual rental income
✅ You’ve built a long-term appreciating asset
Recycles capital: Instead of leaving money tied up, you pull it back out and can repeat the process.
