What This Means for Buyers, Sellers & Investors in Eastern Ontario
After several years of hesitation, stop-start activity, and cautious buyers, Canada’s housing market may finally be finding its footing.
According to the latest forecast from the Canadian Real Estate Association (CREA), 2026 is shaping up to be a year of steady recovery — not a frenzy, but a meaningful step forward 📈.
And for markets like Cornwall, SD&G, Brockville, and Eastern Ontario, that’s important.
CREA expects Canada’s resale market to regain momentum in 2026 after a slower-than-expected 2025. Much of last year’s softness came early, driven by economic uncertainty and global trade concerns.
By spring and summer, activity improved:
Home sales climbed roughly 12% between April and August
Momentum then paused into the fall, as buyers waited for clearer signals on interest rates
That pause may be ending.
One of the biggest drivers heading into 2026? Pent-up demand — especially among:

🧑🤝🧑 Move-up families
💼 Investors who have been sitting on capital
CREA notes that while interest rates didn’t fall as sharply as many hoped, they’ve declined enough to restore affordability for many households.
Just as important, the Bank of Canada signaled in late 2025 that rates were likely near their low point, giving buyers confidence that waiting longer may not offer much additional benefit.
💡 For many people, certainty matters more than chasing the “perfect” rate.
CREA’s national forecast for 2026 includes:
494,500+ home sales nationwide
🔼 About 5% higher than 2025
Ontario and B.C. leading the rebound, with sales expected to rise 8%+
A national average price increase of ~2.8%, bringing prices just under $700,000
Importantly, this is moderate, healthy growth — not runaway pricing.
While big cities often grab the headlines, Eastern Ontario continues to stand out for a few key reasons:

📈 Strong appeal for first-time buyers and relocators
💰 Better cash-flow potential for investors
🚚 Continued migration from higher-priced regions

CREA expects the trend to continue into 2027:
National sales projected to rise another 3.5%
Average prices increasing modestly again (~2.3%)
