Many buyers are hoping for lower prices, lower mortgage rates, or some magical moment when everything lines up perfectly. Unfortunately, real estate doesn't usually work that way.
While today's market is very different from the frenzied bidding wars of a few years ago, one thing hasn't changed:
👉 Trying to perfectly time the market can end up costing far more than most buyers realize.
Today's buyers are actually in a much stronger position than they were during the pandemic market.
We are seeing:
✅ More homes available for sale
✅ Less competition from other buyers
✅ Fewer bidding wars
✅ More negotiating opportunities
✅ More conditions being accepted
Across Canada, most housing analysts are forecasting relatively modest price movement through 2026 rather than dramatic increases or decreases. The days of double-digit annual appreciation appear to be behind us—for now—which means buyers have a chance to make thoughtful decisions instead of rushed ones.
For many buyers, that creates a window of opportunity.
Let's look at a simple example.
Imagine you're considering a $450,000 home today.
You decide to wait 12 months.
During that time:
That same home may now cost approximately $459,000.
You have also spent another year paying rent while building zero equity.
Meanwhile, the buyer who purchased last year has:
Waiting doesn't always save money.
Sometimes it simply delays wealth creation.
This statement often surprises people.
When you own a home, part of every mortgage payment goes toward paying down principal.
When you rent, 100% of your payment goes toward someone else's investment.
Now don't get me wrong.
Renting can absolutely make sense in certain situations.

One of the biggest mistakes I see buyers make is waiting for rates to drop.

Nobody knows exactly where rates will go next.

Not Realtors.
Not mortgage brokers.
Many buyers sat on the sidelines in 2023 and 2024 waiting for lower rates, only to discover that opportunities they passed on are no longer available.
A home purchased at the right price can often be refinanced later if rates improve.
You can't refinance a purchase you never made.
This is where our local market becomes particularly interesting.
Compared to Ottawa, Kingston, the GTA, and many other Ontario markets, Cornwall and SD&G remain remarkably affordable.
Many properties still sell for less than replacement cost.
Think about that for a moment.

✔ Include financing conditions
✔ Ask for repairs
✔ Take more time making decisions
Those opportunities largely disappeared during the peak seller's market years.
In many cases, today's buyers have more control over the transaction than we've seen in quite some time.
The best time to buy isn't when headlines tell you to.
It's when:
✅ Your income is stable
✅ Your down payment is ready
✅ Your credit is in good shape
✅ The monthly payment fits comfortably into your budget
✅ You're planning to stay put for several years
That's when buying becomes a financial decision instead of a gamble.
Waiting for the perfect market can be expensive.
Waiting for the perfect interest rate can be expensive.
Waiting for the perfect house can be expensive.
While nobody has a crystal ball, today's market offers something many buyers haven't seen in years:
Choice.
More inventory.
More negotiating power.
Less competition.
And in Cornwall & SD&G, some of the best affordability remaining in Ontario.
